Welcome to the website for Western Country Ranches Homeowner Association, Inc. in Elizabeth, CO.  This website is designed to distribute information regarding the ongoing business of the Association, along with a repository for documents of the Association.

All residents are encouraged to register for an account on the Homeowner Login page.  Once an account has been created, email notifications will be sent with respect to HOA meetings and important resident information.  E-Mail addresses and other contact information will not be shared with anyone, and will only be used for official HOA business.

BOARD MEETINGS: Meetings of the Board of the HOA are held on a Quarterly basis.  Meeting dates/locations will be posted to this website and at the mailboxes once meetings are scheduled.  All homeowners are welcome to attend all Board meetings.

ANNUAL MEMBER MEETINGS: Annual meetings occur in the Fall of each year. Notices of the Annual Membership Meeting is mailed to all homeowners several weeks prior – all homeowners are welcome and encouraged to attend annual meetings.

ANNUAL DUES / ASSESSMENTS: Annual dues/assessment have increased as per the ratified budget for 2021.  The annual assessment for 2021 is set at $98/annually and are due January 1st of each year.  Statements are mailed to each homeowner mid-December – contact Foster Management should you have questions regarding the amount you owe.  Late Fees are assessed for accounts showing a past due balance on the 30th, as per the Collection Policy for the Association.
